**Pay Range:** $50.15 - $72.78 per hour

**Summary:**

The Planning, Design & Construction Project Manager (PM) supports the planning, design and execution of construction and renovation projects across the Rush System for Health. The PM is responsible for managing assigned projects through all phases including planning, design, coordination, budgeting, scheduling, construction, activation and project closeout. The PM collaborates with clinical departments, operational stakeholders, architects, engineers, contractors and other consultants to ensure projects are delivered safely, on time and within budget. Projects assigned to the PM may include renovations, infrastructure upgrades/replacements, and smaller scale new ambulatory or capital projects within active healthcare environments.

The PM supports departmental standards and processes. The role requires sound judgment, strong organizational skills and effective communication with internal stakeholders and external partners. **Required Job Qualifications:**

Bachelor of Science degree in architecture/engineering/construction management or related field..

•Minimum 3-5 years experience in healthcare construction project management.

•Experience in coordinating owner and consultant activities.

Understanding of construction budgeting, scheduling and contract administration

Experience coordinating with architects, engineers, and contractors.

Strong organizational, problem-solving and communication skills.

Ability to manage multiple projects and priorities in a fast-paced environment.

Proficiency in Microsoft Office and construction project management tools.

**Responsibilities:**

• Manages assigned construction and renovation projects from initiation through project closeout.

• Coordinates project activities including planning, design, permitting, procurement, construction oversight and project turnover.

• Works with architects, engineers, consultants and contractors to ensure project requirements are clearly defined and executed.

• Monitors project scope, schedule and budget, mitigating or escalating issues or risks as appropriate.

• Develops project budgets, schedules and cost estimates.

• Supports construction administrative activities including review of RFIs, submittals, change orders and contractor pay applications.

• Maintains project documentation in accordance with departmental policies and procedures.

• Conducts project meetings with internal stakeholders and external project teams.

• Coordinates project closeout activities including punch list completion, documentation, turnover to facilities and financial closeout.

• Manages up to $20M in capital projects of varying scopes and complexity.

• Works with clinical and operational departments to understand project needs, programming, scope and receive sign-off and agreement on scope and equipment inclusions.

• Communicates project updates, schedule impacts and construction activities at a regular cadence to all stakeholders.

• Coordinates with Facilities Management, infection prevention, and safety during programming and active construction.

• Prepares project budget and schedule for proposed and active projects.

• Identifies projects risks and mitigation plans.

• Supports compliance with applicable healthcare regulatory requirements, building codes and safety standards.

• Ensures construction activity follows hospital safety requirements and infection control protocols including PRA/ICRA procedures.

• Participates in construction site observations.

• Supports PDC department standards, processes and documentation practices.

• Develops and maintains project tracking tools

• Participates in departmental and other meetings and project review sessions.

• Completes evaluations and small project feasibility assessments.

• Supports sustainability initiatives where applicable.

• Performs other duties as assigned by PDC leadership.
