Our location in Scarborough, ME currently has an opportunity for **Facilities Technician III.** In this role, with virtually no supervision, you will perform routine repairs and maintenance on facilities and facility-related equipment. Work will include, but not be limited to, work involving one or more of the following trades: carpentry, electrical, plumbing, HVAC/refrigeration repair and installation.


+ Perform routine, periodic, and special inspections to assess equipment performance and safe operation.

+ Interpret blueprints, equipment manuals, layouts and wiring diagrams.

+ Perform and document routine maintenance actions within a Computerized Maintenance Management System.

+ Perform and document assigned workorder requests.

+ Escort and assist outside vendors in the performance of their contractual obligations.

+ Perform advanced troubleshooting techniques to determine root cause, develop corrective actions, coordinate work, and complete repairs on facilities equipment.

+ Maintains records in accordance with the Quality Management System.

+ Maintain inventory of spare parts.

+ Respond to alarm or trouble calls as required.

+ Establish an in-depth understanding of Building Management System (BMS) to monitor equipment status, change equipment status for maintenance actions, change setpoints (as allowed), troubleshoot malfunctions or problems, etc.

+ Provide training and guidance to other technicians and personnel within the Facilities Department.

+ Assist Facilities Engineering with the execution of projects and provide project support as required.

+ Work with all level 1 and level 2 technicians to ensure safe work practices are followed, and provide guidance and direction for

+ Make recommendations on cost savings initiatives.

+ Perform other duties as assigned


+ High School Diploma or general education degree (GED), or equivalent combination of education and experience.

+ 7+ years’ experience HVAC trade.

+ Familiarity with formal preventative maintenance program.

+ Refrigeration/Gas License.

+ Advanced electrical, controls, plumbing, troubleshooting skills.

+ Demonstrated ability to evaluate work and determine the scope and work procedures necessary to perform the job.

+ Ability to prioritize problems and projects effectively ensuring that operation, appearance, and upkeep of the facility are maintained at a high standard

+ Solid mechanical aptitude with proven ability to logically troubleshoot problems, recommend short term and long-term solutions

+ Ability to safely and effectively repair and upgrade equipment as needed

+ Ability to interact with customers in a polite, courteous manner and provide feedback on progress and or challenges.

+ Intermediate computer skills.

+ Ability to troubleshoot, determine root cause, and complete repairs in a timely manner.

+ Ability to coordinate and communicate with stakeholders to mitigate impact to normal operations.


+ Technical Degree with a focus in Mechanical, HVAC, or Electrical and/or another related technical field.

+ Experience working in a company operating under ISO, FDA, or similar quality systems or regulations

+ HVAC experience in a field service role
